Management

Management Services Once Property is Leased

Once the tenant has met the requirements listed under the Leasing section, is approved by the owner, and moves into the property, the following management services will be provided:
 

  • Periodic Evaluations of the Property:

    Move In Evaluation and Walk Through with tenant
    90 Day Evaluation (first year of tenants lease)

    9-Month Evaluation (first year of tenants lease)

    Annual Interior Evaluation (after first year of tenants lease)
    4 Quarterly Exterior Inspections

    Move Out Evaluation (end of tenants lease)
     

  • Maintenance Services:

    24 Hour Maintenance Staff

    Coordinating maintenance repairs using preferred vendors

    Utilizing any home warranty for repairs
     

  • Bookkeeping Services:

    Monthly account statement mailed or emailed (preferred) to owners

    Year end 1099 and Profit and Loss mailed to owners

    Copies of any invoices mailed to owners

    Collection of rent monies from tenants

    Disbursing rent monies to owners (check or direct deposit)

    Coordination of payments for utility bills, yard and pool maintenance
    (extra fees required for this service)

    Collection of legal and late fees, returned check fees, and security deposits

    Serving legal notices to tenants for non-payment of rent

    Court appearance for evictions

    Coordinating evictions with Sherriff’s office
     

  • HOA Services:

    Collecting and Responding to HOA Violations

    Notifying tenants of HOA Violations

    Responding to Board Hearings

  • Utility Services: Initial Turn On of Utilities When Assuming Management (For Certain Utilities, Owner Assistance Will Be Required)Shut Off Utilities From Owners Name Once Property Is Tenant Occupied (Some Utilities Are Set Up Differently)Transfer of Utilities Into Owners Name Once Property is Vacated by Tenant, Payment of Utility Bills on Behalf of Owner (Optional but Available Service)Billing Trash and Sewer Service to Tenant (additional fee required for utility arrangements)
     

 

  • Major Events: Communication with Insurance Adjusters and Agents Assisting with Events Involving Fire, Water Intrusion and Mold


The above services are all included in our management fee and there will never be additional charges for these services(excluding Utility Bill Pay option).

Edenbridge Guarantee

If we place a tenant in your property and for any reason the tenant becomes in default of the lease agreement, we will assist you in the eviction process (excluding legal fees) or the removal of that tenant, and find you a new tenant at no additional management charge! No fine print, no excuses, for any reason your tenant is in default of the lease, we will warranty that tenant for FREE!  Good for 9 months from date of lease on all tenant placements. (Excluding any cleaning or repair fees)
