How the Process Works

Step One: Setup

Once the property management agreement is received from the owner, Edenbridge will handle the set up of the account. This includes: Notifying any homeowners association of the changes in management and notifying appropriate utility companies so accounts are properly set up.

 

Once the file is set up correctly, an Edenbridge Agent will evaluate the property by checking all major components: Operation of Appliances, Condition of Flooring, Overall Cleanliness, Condition of Walls, Condition of Landscaping, etc. If there are items that need to be addressed prior to listing the property for lease, these will be discussed with the owner and estimates will be acquired. Any work needing to be done will be supervised by an Edenbridge Agent. Funding for the work will need to be received by Edenbridge prior to work being authorized and will be held in an account until work is completed. Owner is welcome to complete any repairs themselves or hire a repairman of their choice.

Step Two: Marketing

Upon the completion of any work, the property will be advertised in the following areas:

1.       Edenbridge website [www.edenbridge.co]

2.       Our Real Estate Brokerage [www.IndyShax.com]

3.       Zillow.com and Realtor.com – National and International exposure plus over 25 syndicated websites!!

4.       Professional "For Lease" yard sign for local and community exposure

5.       Multiple Listing Service (MLS) for Realtors

6.       Flyers may be distributed for higher end and hard to rent properties

7.       Referral program that has been established for more than 15 years distributing monthly flyers to 5000

real estate agents.  During the marketing period, owners will be periodically updated on advertising and will
be provided with professional guidance based on experience and market conditions. Edenbridge agents will
periodically drive by to check on the property for activity and changes in the condition of the property.

Step Three: Leasing

Once a prospective tenant is found, a comprehensive screening program is put into action. Screening program includes: (Each adult applicant is charged $35 for processing credit and background history)

1.       Credit background and history check

2.       Verification of current and past employment income

3.       Past and current rental verification

4.       Fraud and derogatory remarks search

Once the above verifications are received all information is given to the owner for their approval or declination. If a potential tenant is approved by the owner, the following process takes place:

The potential tenant is presented with the lease agreement and other necessary documents. Those documents are completed and signed by the potential tenant and the appropriate funds for the security deposit and rent are collected. Finally, an appointment is made for the tenant to meet an Edenbridge Agent at the property to conduct the initial move-in walkthrough and to transfer keys.

If we place a tenant in your property and for any reason the tenant becomes in default of the lease agreement, we will assist you in the eviction process (excluding legal fees) or the removal of that tenant, and find you a new tenant at no additional management charge! No fine print, no excuses, for any reason your tenant is in default of the lease, we will warranty that tenant for FREE!  Good for 9 months from date of lease on all tenant placements. (Excluding any cleaning or repair fees)
